What we take

What tenants and owners leave behind

Every property is different. Tell us what is in there and we will explain what we can take.

Furniture left behind

Beds, mattresses, sofas, wardrobes and tables the last tenant did not take with them.

Bags, boxes and cupboards

Bagged rubbish, boxes and the contents of kitchen cupboards, once you have confirmed they can go.

Appliances

Old fridges, washing machines and cookers being replaced before the next let. More on our electrical waste page.

Refresh leftovers

Old carpet, kitchen units and bathroom fittings taken out during a quick refresh between lets.

Gardens and outbuildings

Overgrown cuttings, rubbish in the shed and whatever has been pushed to the back of the garage.

Commercial units

Shop and office units handed back at the end of a lease with old fittings, rubble and rubbish still inside.

How the job runs

Turning a property round, step by step

  1. 1

    Send photos of every room

Include the garden, the loft hatch and any outbuildings. If you will not be on site, tell us who will let us in.

  2. 2

We explain what we can take

We go through what is there, say what we can take and price the job from what you send. Nothing is loaded until you agree the price.

  3. 3

    We clear it

We carry out everything agreed, taking care not to cause damage to fresh paintwork, carpets that are staying and door frames.

  4. 4

    We leave it clean

The rooms are left clear and swept, ready for your cleaner, the inventory check or the next viewing.

Tips, councils and paperwork

Why a let property is harder to clear than your own home

Clearing a rented property is not the same as clearing your own house. Essex County Council says that business, trade and commercial waste is not accepted at any of its recycling centres, and DIY waste is only taken from your own household, as published on 15 October 2026. Its Chigwell and Waltham Abbey centres also do not accept bookings for vans, pick ups or large trailers.

The council collection is not an answer either. Epping Forest District Council says its special collection cannot be used for refurbishments or clearances, as published on the same date.

If the clearance is for a business, such as a letting agency or a company that owns the property, the GOV.UK guide Managing your waste: an overview (updated 5 February 2025) says you must check the carrier is registered and complete a waste transfer note for each load. Our waste carrier number is CBDU525129. Keep the note with the property file.

Council and recycling centre rules read on 15 October 2026. They change, so check the current pages before you rely on them.

How it is priced

How we price a property clearance

A studio flat with a few bags and a mattress is a very different job from a 3 bedroom house with a full garage. We price each one from what you show us, looking at:

  • How much there is and how much of the van it fills
  • Heavy pieces such as wardrobes, appliances and solid wood furniture
  • Floors, stairs and lifts, and how close we can park
  • Refit waste such as rubble, tiles or old kitchen units mixed in
  • The garden, shed and garage, if they are part of the job

Our rubbish removal prices page explains each of these in more detail.

Who uses it

Who we clear properties for

Private landlords with 1 or 2 flats. Letting agents who need a place turned round before the next tenant moves in. Property managers looking after blocks and shared houses. Owners getting a house or a unit ready to go on the market.

Got a deadline, such as a move in date or a viewing already booked? Tell us when you first get in touch and we will tell you straight whether we can meet it.
